This project aims to maximize the number of homes on the site while maintaining comfortable unit sizes. It is designed for first-time homebuyers looking for an affordable alternative to renting, with costs similar to rental units of comparable size.

The site has been divided into four parcels of approximately 1,800 square feet each under state legislation (AB 1123). An additional three accessory units were added under AB 1033, bringing the total to seven homes. The layout was carefully studied to balance the number of units with interior comfort, functionality, and cost efficiency. The final proposal includes three two-bedroom units of 1,300 square feet and four one-bedroom units of 800 square feet. All homes are two stories.

The project uses modular construction, allowing most of the building to be manufactured off-site. Modular units are designed for easy transport and quick on-site installation, minimizing interior work after delivery. Approximately 75% of the project, including living units, balconies, decks, roof elements, and wall finishes, will be built in a factory setting. This approach improves construction quality and helps keep the project on schedule and within budget.

On-site work will focus on the foundation, utility connections, roof sealing, and final adjustments at joint areas. Modular components are built at the same time as the foundation work, reducing the overall construction timeline. Once the site is ready, the completed units are delivered and installed with minimal on-site finishing required. Exterior wall panels are also prefabricated and installed soon after unit placement. These panels provide weather protection, insulation, and exterior finishes in a single system.
