When the January 2025 wildfires swept through Pacific Palisades, it left behind not only loss, but a profound question for homeowners: how do you rebuild with confidence in a landscape forever changed by fire?

The client had only recently completed their previous home when it was destroyed. Having just lived through the consequences of wood-frame construction in a fire-prone environment, they were unwilling to repeat that vulnerability. At the same time, they didn't want to start from scratch; the previous home's layout had worked well for their family, and they sought a faithful adaptation rather than an entirely new design.

To meet the client's goals of wanting to rebuild quickly, cost-effectively, and with a material system they could trust, the project team selected volumetric steel modular construction as the building system. Steel's inherent non-combustibility directly addressed the client's core concern, while factory fabrication of the modular units significantly compressed the on-site construction timeline, a critical factor given the scale of regional rebuilding demand following the fires.

The result? A design considered an evolution of the original 3,600-square-foot, two-story residence, that reimagines coastal living on a tight Palisades hillside lot. The four-bedroom, four-and-a-half-bath home with an attached two-car garage is designed to capture sweeping ocean views while maintaining privacy from neighboring properties.

Fine detailing and rich material selections create a warm, tactile experience throughout — blending natural textures with refined craftsmanship. Generous glazing and strategically framed views fill the interior with light, emphasizing a sense of openness and connection to the outdoors. The resulting spaces feel bright, comfortable, and relaxed, embodying a modern coastal character that is both refined and inviting.

We preserved the familiar spatial logic the family valued while adapting the floor plan to accommodate modular delivery and assembly. The result is a home rebuilt smarter: resilient by design, efficient by method, and deeply personal in character. Holyoke is a contemporary rebuild rooted in place, craft, and comfort.
